PROBATE

Upon receiving of instructions from the client. EJ Inventory Services will promptly schedule a property visit to meticulously document all possessions within the property. This process will be accompanied by clear photographic evidence, with each item being individually dated and time-stamped for accuracy, and the appropriate measures will be taken to ensure the security of the property once all checks have been completed. Following the assessment, the client will receive a comprehensive, customised report. This report will encapsulate all findings and observations made during the inventory process. It is imperative to note that all data collected during this operation will be handled with the utmost confidentiality, adhering to stringent privacy protocols and regulations.

INVENTORY ONLY

Upon receiving of instructions from the client. EJ Inventory Services will schedule a visit to the property before it is occupied. We will prepare a comprehensive, professional, and independent inventory report. A PDF copy of the finalised report will be promptly emailed to the client for their records.

INVENTORY & CHECK IN

Upon receiving of instructions from the client. EJ Inventory Services will coordinate a visit to the property prior to the tenants' arrival. It is imperative that all cleaning or construction work be completed. The clerk will meticulously compile a professional and impartial inventory report, followed by a walkthrough with the tenant to address any concerns noted in the report's Schedule of Condition. We will conduct assessments of smoke and carbon monoxide detectors, if applicable, record meter readings where necessary, facilitate the transfer of property keys, and obtain a signature on the report. A PDF copy of the finalised report will be promptly emailed to the client for their records.

INTERIM INSPECTION

Upon receiving of instructions from the client. EJ Inventory Services will proceed to conduct a property visit and engage with the tenant. In accordance with safety protocols, we require that any accompanying children be under adult supervision throughout the duration of the visit. Our team will meticulously assess the internal condition of the property, comparing it against the initial check-in inventory report. Furthermore, we will verify compliance with the terms outlined in the tenancy agreement, ensuring proper maintenance standards are upheld. Following the inspection, pertinent findings will be promptly communicated to the concerned parties. A comprehensive report detailing our observations will be promptly emailed in a PDF Format to the client for their records.

CHECK OUT

Upon receiving of instructions from the client. EJ Inventory Services will visit the property to conduct a comprehensive check-out inspection. We will compare our findings with the original check-in report and arrange to meet the tenant if requested. Our process includes cross-referencing the initial report, taking photographs, documenting any changes, and recording utility readings. All liabilities will be clearly noted in the report. A PDF copy of the finalised report will be promptly emailed to the client for their records.

The benefits of using an AIIC independent inventory clerk?
Ensuring the creation of a precise inventory at the outset of a tenancy by an AIIC independent inventory clerk minimises the likelihood of disagreements regarding property or contents damages and mitigates potential complications associated with an unauthorised inventory clerk. Such an inventory serves as pivotal evidence for deposit scheme arbitrators or legal proceedings.





Which locations do we cover?
We are situated in North London N8 and readily extend our services to encompass a wide range of areas upon request.

However, we kindly request your understanding that properties located beyond our standard coverage may necessitate a nominal additional fee.
How do we make a booking?
If your request is urgent, please contact Elaine James at 07494 478 415 or via email at info@ejinventoryservices.co.uk. Additionally, complete the booking form on our webpage and we will respond asap.
How do we make payment?
We will notify you once the invoice has been sent, typically within 24 hours of completing the inventory booking.

Payments can be made via bank transfer. Our banking details will be listed at the bottom left of the received invoice.
Do we test appliances?
We will conduct power-only tests on appliances, including washing machines, dryers, refrigerators, vacuum cleaners, ovens, hobs, smoke detectors and carbon monoxide alarms.
Do we list all items in all areas of the property?
Property left in lofts, cellars, and locked rooms that have not been inventoried remains the sole responsibility of the landlord.
If additional items, such as kitchenware and cutlery, are to be itemized, a small extra charge will apply. Plants and shrubs will not be listed unless specifically requested by the landlord.
Do tenants have to be present at check out?
No tenants do not have to be present at the Check Out of their property.


Do we test smoke and carbon monoxide alarms?
We will test smoke and carbon monoxide alarms for power only, as part of the check in procedure.


What are the cancellation fee charges?
If an inspection cannot proceed for any reason, we reserve the right to charge 50% of the fee if notice of at least 48 hours is not provided.

If notice of 24 hours or less is given, the full fee will be charged.

In cases of frequent bookings and cancellations, EJ Inventory Services reserves the right to accept or decline future bookings or request partial or full payment prior to revisiting the property.





What is the report turnaround time?
Once the invoice has been paid in full, which typically occurs within 24-48 hours after the property visit has been conducted, our accounts team will email the report to the client in PDF format, the turnaround time may increase in busy periods and or bank holidays.





Do we take utility meter readings?
As part of our check-in process, we will endeavour to take all meter readings where possible. The landlord or agent will need to confirm the location and reference numbers of the meters when booking.
We will carry the FB1 and FB2 Keys any other key will need to be given to the clerk to enable us to gain access.
We also request that the agent or landlord take photographs of the meter readings, as we cannot be held accountable for any discrepancies.
Do we work from other companies check in reports?
If a check out is requested, we will be happy to compare and compile notes from the original report and it will be a schedule of condition.
we request that when you make the booking you send the original inventory report across.
We will not be held accountable for any discrepancies that may arise from another companies inventory report.


Sunday surcharge
We apply a £30.00 surcharge for services on Sundays, which can be discussed during the booking process.
